Dubai is developing Palm Jebel Ali.

Story: Palm Jebel Ali, Dubai palm villas, flats Frond C prices?; 2024-12-11;

Palm Jebel Ali is one of the biggest island in Dubai. Its construction started in 2002 but stopped in 2008 due to global recession.

After 15 years of hold, the project Palm Jebel Ali was re-announced in 2023.

In 2024 the authorities opened few fronds and till now the developments of the Frond C is almost in its final stages. Frond A, B and C have completed construction phase and basic construction ready infrastructure has been build on the site.

The construction and development of the Palm Jebel Ali is going on currently, the DEWA (Dubai Electricity and Water Authority) has been working to provide electricity and water services to the second Palm project after the successful Palm Jumeirah.

Jebel Ali Frond C, latest Development:

In 2024 Palm Jebel Ali exclusive Villas have been launched in Frond A, Frond B and Frond C, the Frond C is launched with 100 villas so far.

These 100 villas have multiple options to choose from around 10 of each type, some having only 2 villas of a same type, making the properties unique and premium. Villas here are of 5 to 6 bedroom capacity.

Palm Jebel Ali vs Palm Jumeirah Dubai properties, hotels comparision:

Palm Jumeirah has 78 kilometres of cost line and its total area is 68 million square feet, inside which there are 1745 exclusive villas, in comparison the Palm Jebel Ali is double the size of Palm Jumeirah. With a total area of 147 Million square feet available for developments.

The costal line is also huge for the Palm Jebel Ali in comparison to Palm Jumeirah, with total area accounting to 110 Kilometres to be built.

The villas on the other hand on the second Palm sea project are relatively fewer than the Palm Jumeirah project, a total of 2002 to be exact, are proposed exclusive villas are proposed to be built on the project.

The project does not have small category villas with capacity of 3-4 bedroom or Town House villas. The project has more premium and upgraded villas in comparison to Palm Jumeirah.

Properties with 5 to 6 Bedrooms are said to be available on the sea project, average size of the villas here are 7,000 to 8,000 square feet, the sizes could be as big as 20,000 Sq. Ft.

All properties are beach front, with private access to the beach as amenity, views include the skyline of Dubai, and sea view as well.

Nakheel is the developer of these villas, and development will be done with ultra luxury finishes and would be made in G+2 structure.

The developer has successful development history with developments in Furjan, Palm Jumeirah, Jumeirah Park, and Jumeirah Islands.

The concept of Palm Jebel Ali resembles of Palm Jumeirah. With Jebel Ali Marina, or Marina 2.0 planned, alongside Harbor, Fronds, and the crescents, projects like Sea gates would resemble the famous Royal Atlantis or Atlantis hotel in Jumeirah. Five-star hotels resembling the other Palm project hotels would also be build in the community.

There are development plans for resorts, Malls, FNBs for 360 degree views, just like in Marina Nakheel tower that gives 360 degree views.

Nakheel properties, alongside other property developers, has come into umbrella of Dubai holdings recently.

Palm Jebel Ali, Dubai palm villas, flats Frond C prices:

Palm Jebel Ali Villas are starting from 17M AED according to pricing listed on the Nakheel properties official website, here, nakheel-properties.ae.

The pricing of the properties in this project starts somewhere from 2300 dirhams per square feet to 2650 sq. ft. The pricing for a unit starts at 18.1 Million Dirhams, with sizes of 7,000 to 7,500 square foot.

Contrary to Palm Jumeirah property prices which typically starts at higher 4200 to 5800 Dirhams per square feet. The investment opportunity looks bright with such low per square foot pricing as compared to the Palm Jumeirah, the successful predecessor to Jebel Ali.

The prices 10 years from today's pricing could be much higher, as seen in the other Palm project properties, with experts expecting up to 100% property appreciation.

The handover for the villas in the latest launched Frond C are expected to be in quarter two of 2028 from the developers. With the latest news, the entire Palm project would be ready till the 2030.

The plan include housing of 118000 residents in the planned island.
